I've closed $20MM in 6 months as an operator, and the nonsense is just that - nonsense.Having said this, I am seeing deals being shopped, and in my opinion, it is very much a stretch to assume that because a deal is shopped by an experienced syndicator it is good.There are two sides to this coin.

I am most concerned about the young investors just getting going - the people stretching to make a deal work and those who have leveraged up to 100% with LOCs and other means to aquire more property.
