But without knowing how many projects, any other income streams, how many monthly transactions monthly ect...there's no way to say if that's a good price.

I don't want to be negative, please take all this with a grain of salt, but just make sure the physical property is in good condition because renters (especially low income/Section 8) tend to beat up properties and when you only have one stream of income, it can crush you.

Real estate is a rollercoaster of a ride and if you're in it long enough, you will see it all.If you diversify your revenue stream with 5 properties making up your ROI as opposed to just in one, now all of a sudden "that one" vacant property has a far less significance on your bottomline.I always tell me investors that the party starts after property #7 as that is when you start replacing the national income average through cashflow generated by your portfolio.Why cash only?

All markets require some form of solid risk management, and I love the comments made here by @Rob Barry and @Mark Nickoson -- we might not be rolling up on a big cyclical reset anytime soon (or maybe we are), but in any case, we should all be looking hard at our downside scenarios.And it is probably smart to have multiple investment streams
