We quote based on the estimated FICO score you provide so if done right with accurately submitted numbers (property income, expenses, taxes) then the actual credit pull on loan app is the only way a rate would differ from the quote and term that is rate locked for underwriting or if the loan app is submitted in a large enough time window in which rates could have changed (we're in a dynamic rate environment so by the day and the week rates fluctuate).

I like these amongst ,many other right nowREXR - (Rexford) they are a niche (sub-specialist) in industrial warehouse/distribution/manufacturing in the southern California only urban or Infil area, they are not international like PLD - prologis, their MOAT is that SO-Cal has geographic limitation to new inventory, so they have rent pricing power that industrial in rest of country doesn't, also 26 million people in so-Cal and the 2 busiest Ports in country, their earning/revenue projections next few years are best in class, and they are cheaper on price to book than PLD or others, I own some and will buy a lot more in upcoming Recession, likely in next 6-12 months, when publicly traded equities will likely slide by 20-30% although their assets (physical buildings) are only going up in valueVICI- (casino REIT), used to be part of Cesars palace, then Caesars spun them out in 2018, to do sale leasebacks of their properties to take all that physical capex off the books.

Now the fed is expected to begin cutting rates and we may begin to see greater separation between bank and alt. lender rates but if the fed cuts rates slowly as predicted there is likely still a window where alt lenders will be competitive, especially in the scenario I described.

We're in the middle of low season with an average booking window of 30 days so I'm not expecting a lot of tangible performance improvements until early September.Re: Revenue management, is there anything I'm missing to improve this area?

I will Also do take into account the fact the refund window is impossibly short at 3 days for anyone not 75 or older, how you can decide if you are satisfied with a lender inside of 3 days for finding a deal, and doing the appraisal etc is beyond meYes, they are a scam as I tried using them and besides getting locked out of my account constantly, which seems to be from their side of things from how they made it sound, they have rather unrealistic requirement's (Comps that none of the local realtors or other lenders use for one thing i.e too narrow),or the fact they expect total rehabs to be done inside of a month or 2 and then the property should sell instantly after that, they want all of that done in the space of 5 months, even deciding a property is something else entirely, deciding that other homes are businesses (Like a bike shop) even though they are clearly residential SFR or apartments.

The main house is completed and as far as labor, I spent $40,000 on just labor and that includes everything from full gut demo to finishes.We are talking about a 4BD, 3BTH two story 2400 ft.² home with a bonus room.This was a full gut job, replaced…12 Windows (new construction)2 sliding doorsTook out all carpet throughout.Took out this ugly 2” thick tile from half of the downstairs portion.Removed popcorn throughout the entire houseTook one wall downA little framing workReplaced entry door 80” x 92”Drywall patchingSmooth drywall work50 recessed lightingAll electrical neededAll plumbing neededNew cement walkway instead of one walk to the front door I created two steps with two lights in each step.Install kitchen cabinets, excluding countertopInstall all three vanities3 bathtubs with one being a modern standalone tub in the masterAll tile work (bathroom wall & floor, kitchen backsplash)Installing of all hardware, faucets, showerheads, etcInstalled 8 single panel doors with hardwareAdding self-leveler after tearing out that thick tileNew LVP flooring throughout the entire house except bathrooms,all baseboards, trimsPainting the entire house, painting all the doors, painting the outside trim.Reframing the outside balconyReframing the fireplace to install new linear modern electrical fireplaceand they took care of the two trash bins.I mean, completely redone.The only thing that was not included in the $40,000 is landscaping, counter top cut and install and of course the ADU which I’m currently working on now.So my question for my fellow investors and contractors did I pay too much?
