If you're willing to do some work in finding tenants, you can get a better deal on the property.

Find others who are doing what you want to do and learn from them from a local perspective especially in the niche you're planning to pursue.

It's really become my most go-to platform because I can do so many things through it.

You also may need to do some work yourself, again depending on your funds.

While they do lose a small monthly management fee during a vacancy, they instead collect high profits from turnover charges and leasing fees for each new tenant.

We've added central air and ductwork when we were also doing other remodleing that already required wall demo or wall replacement/moving.
