If you were simply leasing the home TO an assisted living business, it would be a different story.

I finished that a couple of weeks ago and then found the BP podcast and listened to the first couple of episodes and I particularly enjoyed the personal stories of how people started out.

The Rental Owners Association of Lane County has a membership of over 1,300+ rental owners, representing over 20,000 rental units(from single family to multi-story complexes). 

Are the comps, really comps (i.e. ranch vs two story, sidewalks versus no sidewalks, subdivision vs not)?

It was a great experience to live there which is a story for another time.

. - We almost feel sorry for the foolish/naive DIY landlord that inevitably falls for their sob story and accepts them.We have had 2-3 that have gone through our process and so we accepted their multi-month payment.

I have heard a lot of horror stories so am a bit hesitant. 

If they close and sign up with us then we do a site walk etc and begin onboarding.I am also a broker who assists in finding the property, doing walkthroughs etc and I get paid a commission at closing from seller.Long story short I would expect them to give you an analysis of properties you are interested in for free based on the hopes of future business, if you want them to go above and beyond and attend showings etc then ask them if they are interested and offer them compensation for their time :)
