i was exploring and saw some of the neighborhoods in kyle, Tx has school ratings like 8 and brand new houses in the range of 300K with potential rents at $2200 per month so overall making them cash flow positive. however, i am not sure why Kyle is a popular place. it is mid way between austin and san antonio but that does not seem to be a strong enough reason.

Hi, I have been on Biggerpockets and reading all the information i can get.We are getting ready to buy our first out of state investment property and looking in Austin.Looking for advise on which area is better, RR looks to be closer to the tech offices and some parts have great schools however Pflugerville is not too far either and schools are not abysmal like in proper Austin and the prices are lower.

SFH deal with schools, jobs, paint color, yard size, etc.

Fires personnel come from all over to attend schools and events on Fort Sill.

The other option is old school punch each debt in the face Dave Ramsey style. 

Run your underwriting conservatively i.e. tight comps, awareness of school districts, busy surface streets, HV powe lines etc that invalidate your comps.

I finished school when I was 16 and now, I'm 17 years old and I'm making 36,000 a year from my w2 job, I know there's not much I could do as of right now but what should I do to set me up so when I turn 18 I can start my investing Journey.

I'd recommend Harvard Business School, but Northwestern at Chicago is pretty good too!
