The 5% down loan allows them to go the conventional route and most are skipping home inspections and have agents who are unfamiliar with the issues they can run into with Knob and Tube wiring, lead paint and older windows/roofs. 

I use mine for storage of beach toys, drying rack for swim suits, storage of extra supplies and on occasion it’s an extra parking space.  

I thought I'd squirrel some money away in case of a big ticket item like water heater, roof, etc. 

We just had our inspection done, and there are some things that need to be addressed, for one, there is ongoing water intrusion due to no roof flashing, or chimney flashing still existing.

It seems like other than capex that the landlord is responsible for (typically roof and HVAC) there aren't many reasons why I wouldn't achieve the broker's forcasted NOI.

Another benefit is the ability to dispose of a component like the old roof when a new roof is installed. 

Hvac, roof, plumbing, appliances, etc. 

Most times, the due diligence period is used for you to bring out your inspector to physically test the property (environmental, structural, roof, etc.) 

Pros: tenants are super grateful to have roof over their head.
