Why not compromise with her -- work up a road map of rent increases that don't seem too onerous to her (or yourself), while bringing your assets more in line with your market over a set time?  

Based on my research, this could represent a basic yet inexact roadmap of all the steps.

Is it still a good say to get into the business i have work in sales ( specifically the car business and have been successful but am looking to get into real estate) Whole selling seems a good way to use what i am good at, work hard and add value to someone that may be able to teach me or show me a roadmap 

Please go on youtube and search "Fake gurus"....basically same format can be applied over any specialty step 1....use the think grow rich roadmap...think positive, find a good role model, here's some other habits of highly effective people, etc etc etcstep 2....take another gurus course and copy it or cobble together all the free info from BP, other vloggers, plagiarism, etcstep3....repackage as if you are a multi-family guru....Most fall apart with scrutiny, especially if  you have ten years real world experience.By the way, that was $3000 course, that I discounted for a special limited time to $395!!!!!

Unless you have a roadmap you feel confident about it's difficult to proceed with the kind of confidence you need to take calculated risk.I would also agree very much with @Bjorn Ahlblad right now if you are purchasing a new investment and we are recession bound you want to have plenty of cash on hand to weather the storm the last thing you need when you get going is to walk into a foreclosure situation.Personally I have put the brakes on BRRRing for now until the 15% unemployment surge plays out because I do not want to rely on properties increasing, the next 3 - 6 months could get rocky in the SFR sector and I want to be well positioned to take advantage of any downturns. 

Confirm with the vendor how often they are doing updates and improvements to their software, you want to get an idea of the roadmap and release schedule.Will you be using out of country investors, are you a Canadian and operating in the US or vice / versa?

Or is it somewhere in between whereby there are prepared questions, but they serve as a loose guide and roadmap but you let yourselves diverge from it?
