Being non-TRID removes all the unnecessary, redundant paperwork and time restrictions. 

Removed the fraternity that was staying in the house early with mutual agreement and started turning the house from the third floor.

Pay the contractor for the removal and what ever else he did .

We rent single family homes, so we have a conversation about yard maintenance, snow removal etc - have you don't this before, do you have the tools etcI also bring up house cleaning questions, by telling them we had a tenant who did not own a vacuum cleaner, did not know how to run a dishwasher, had a mess in the basement etc - and then see how they respond.That is a non-offensive way to talk about house cleaning and you'd be surprised how different the responses are.

If the room is a mess when she leaves or she's not paid part of her rent, then remove that as you normally would from the deposit and return the rest to her. 

Both ways would accomplish both goals your family has set forth without losing the steady income ( The freed up cash flow and removing yourself from the day to day operations). 

I'll likely go for the denying the prospect as even with the ledger (potentially fake), it doesn't match what's shown on the bank statement.

You have to pay more to get them, but you remove your headaches by a lot.
