I find myself spending a little more off season than on as I do more tweaking and research to remain competitive and in front of eyeballs.  

The hard part is actually remaining disciplined to manage that emotion and not losing that conviction when it does get ugly.  

Sometimes starting a forecosure is what motivates a seller to redeem the tax lien.

I would have to call someone that is extremely motivated to sell and willing to accept any offer despite what they had listed to accept the offer on the 1st call. 

I still may proceed as it’s my primary residence so the negative equity portion is not my primary goal but it remains a good argument against.

Maybe they had issues that were not their fault but unethical and dishonest people sadly tend to remain so.And, if I was accidentally dealing with shady people, the last thing I'd want is to be in a fund of theirs in which I have no control, am in a subordinated position and take most of the risks while they make most of the profit.

I have my faith and I know it will happen but like you said, I need to focus on my credit and my finances and I’ve been in Work of doing that so I definitely see a bright future and Real Estate thank you for, this is exactly what I needed to motivate me.

I try my best to stay motivated and focused even though had a few rough experiences on other projects before with them.

Maybe they are good people and want to pay for the damages and remove the remaining tree?

I'm saying you invest with appreciation on my mind, and make sure you're situating it to remain cash flow neutral to positive via other mechanism.
