Capital generation is always good with a flip, or maybe getting into a value add deal, leveraging hard money to  update the property, then re-fi and hold.

I'm willing to re-think imcluding consoles, but would love some tips.Also, for an arcade what setup do people recommed for modding say with a Raspberry Pi for tons of games?

@Venecia BaezHouse hacking is absolutely the best way to get started in RE investing (in my bias opinion). 

Hi Chris from the U.P. of Michigan.Congratulations on deciding to get into real estate investing with your first Buy, Rehab, Rent, Re-finance, and Repeat or BRRRR and you are wondering where to start and who you should add to your team first.It is good you have cash or cash equivalents to buy the property and complete the repairs.As far as who to have on your team first, I would say an investor friendly Realtor who can help you find deals and introduce you to the rest of the team like a good property inspector to hopefully let you know about potentially expensive repairs early before buying the property so you can buy it well or not buy it at all.

That's short term and long-term, it just does not add up.I am expecting some form of disruption in the industry, but things are so tight in RE it won't happen anytime soon or it'll happen sooner because of how tight it is.  

Investors love to take advantage of this strategy to expand their RE portfolio and have better appreciation potential.

Probably the most approachable way to get into RE investing (especially if you're younger), but just my opinion :)Things definitely went wrong, but if that's not expected than it's definitely not the right strategy for someone.  

The GC arm of your RE business will make you or break you.
