My biggest issue is that I’m using personal funds as owner contributions to these accounts and money moves from account to account on a consistent basis, so I’m trying to be diligent in proper accounting. 

As you say, the concept is great and true, but the proper application in practice may not be as advertised.

@Allante Loper you probably have all the contacts you need to succeed - you just need to figure out how to properly leverage them!

Further, you'll need to ensure you get the proper insurance, and that has been more and more difficult in recent years.

We have operated under the belief that if we have proper insurance the llc was not needed. 

Buy good properties in good neighborhoods and after 3-5 years of rent growth you will hit 1% I get as many as I want with 2% rule fully renovated properly, 

If the property is in fact vacant, the problem it runs into is proper comps where say it might have 9 bedrooms and the rest of the neighborhood and similar properties have 3.
