Your prices may continue to appreciate/inflate in upcoming years, but just be diligent with your assumptions instead of over-indexing on historic performance.

Purchase price: $839,000 Cash invested: $83,900Bought an up/down duplex 4 blocks south of Sloan Lake.

The pros include lower interest rates, flexibility, and preserving cash for other opportunities.

Looking in Denver metro for either SFH or STR opportunities.

My issue is the opportunity cost of not getting appreciation, depreciation, debt retirement, etc. in real estate.

And it also doesn't help that we're putting tarriffs on a bunch of key materials (steel and aluminum) which is going to drive up the price of materials yet again.
