It's hard to harvest equity on these plays, unless you commit, long-term, towards very light leverage, as the only practical ways to benefit from the equity in your portfolio, if you plan to never sell it, only exchange it, for a lifetime, are to spend the cash flow, or cash out refi.

Today I would probably figure out to make money online with AI, that's an opportunity that did not exist in this form.

Now when your agent actually does the release then they send it to the listing agent and its is the listing agents responsibility to forward that doc to the sellers we do this all the time via docu sign or hello sign or whatever on line document system the local MLS uses.. somehow you seem to have this backwards..

It's just old mom and pop owners, many do not even list the rentals online. 

You will likely have trouble finding real estate listed online for that coast since it is really pre-development. 

I would recommend finding a way to continue to practice in some capacity, at the very least to cover living expenses.

There are several courses online, but before paying a dime it would be helpful to watch the several videos on YOUTUBE on giving prompts.

The problem with that is this:- It just doesn't make economical or practical sense for the newest housing to be the cheapest. 

It truly shows your commitment to provide your current and future clients a better experience.I know that online reviews can take the best of one's head space and it can take a toll on the business.
