I just had my first tenants move into my property on the 1st, when doing the final walkthrough I reminded them that there is no garbage disposal in the kitchen, I did mention this to them before they signed the lease.

At the time my only issue was their loans appear to be backed by wall st.. so the closing docs were enough to kill not one but two trees and took way more time to sign the  whole package then I like to spend signing closing docs :)  But thier fee's and rates are hard to beat. 

My goal here was to get a "brick and mortar" address rather than a PO Bx... usually i go the UPS route but signed up for iPostal1 this morning as it has a location near my home.  

I have a strong network here and know the key players/stakeholders in the community and am trying to learn how I can get involved to make an impact to change the community and restore the existing (beautiful) infrastructure. 

Fees are usually a percentage of your settlement (I think around 10-15%), so make sure you’re comfortable with that before signing anything.

Also the new owner has the advantage of screening their own tenants and signing leases at or above market rents.

Without getting too deep into the weeds, there are a few ways to do this, including:- write up an assignable lease and an option to buy which the seller signs, then assign the lease and option agreements to a tenant-buyer.

You sign a drawn out contract that gives the warranty company a long lists of outs and exclusions.

They agreed and signed both rental agreements. 

They even had to dig into the street to fix some things and get the city to sign off.
