The part that I can see being the most beneficial to us, personally, is the "REI Hub" which is the accounting piece that you can opt to pay for as part of your monthly subscription.

My team personally has pivoted to more local affordable housing with local and county grants and incentives and we'll leave the more complex LIHTC deals to the big firms.

Hi @Zhong Zhang I have used vacancy hacks over the years to get personal properties under 1% when turning tenants over. 3% increase depends on renewing or getting new tenants, when renewing tenants that's a safe amount.

Personally for what people charge for these programs I would say you are 1000x better off taking some courses at a local college, getting a degree and working in real estate to get paid for experience and then do real estate on the side for your own portfolio as well.
