I am currently in the process of getting my CA architecture license and am working at a firm full time but quickly discovered the 8+ hour work days in hope to retire at 65 is not for me.

As an architectural designer and having done my own renovations in the past, I truly feel I can get above those comp prices, even if under a few thousand, the profit margin is huge.Even if I cannot get the price I want, the rentals in the proximity run 1300-1600+ per month, making it a potential hold as well.What are your first impressions?

I currently work in an architecture firm that deals with developers all the time with the same concept at grasp.  

The front of the house is also very awkward and could use some architectural design elements added. 

Concentrated on interior architecture and communications arts/design in college and have an interest in investing and building equity through wholesaling then I plan to invest in flips, buy & hold and timeshares.

I am a young investor that is interested in flipping houses or even finding someone under the architectural field that is or will be willing to help a younger invester get a better feel of things in the real estate business.

Didn't know much about real estate but I went to school for architecture, and I currently work for a general contractor so I knew I could get great pricing and find the right house.

Notice the difference in siding and the architectural details that could be highlighted, not just the door.

I am 25, just three years removed from my Bachelors in Architecture, with plenty of experience in commercial construction and existing infrastructure.
