thanks Colleen -So after I posted this I expressed to my PM that most people are doing 10-12% for property management .

I would love to get your opinion about what our next step should be and how to go about it.

(Just my opinion, and no disrespect meant: J&G are doing other great things to help multifamily investors.)I'm working on one; I promise to share it once it's complete, but I need more examples I can use as models. 

There are 4 to 5 houses on this private drive way which is paved like a street but is not maintained by the city and most if not all of these houses belong to family members in the estate.I have to concerns about buying this property and please fill me in on your thoughts and opinions.  1.

ARV can be somewhat subjective and lenders that uses an appraisal for hard money loans will defer to the appraisers opinion.
