You have to be careful how you ask questions because it creates a light in the sky for people to try to sell you something.

In fact, given the success I had on my first commercial deal (bought, rehabbed and flipped an 18000 ft light industrial building and netted $500K in 24 months), I'm not even sure I want to do residential going forward.

Pumps break, lights break, and keeping the deck and any deck furniture cleaned also carries costs.

.$1mm liability seems light for commercial.   

So I didn't go into light heartedly.

Just be prepared for tenants that can't afford to mow the grass, or change light bulbs.
