Of course, always check recent reviews.. they tell you more than a flashy website.Size Matters: I’d avoid both extremes... massive firms managing thousands of units and one-person operations juggling too much.

And it would only be an estimate , not a firm price , things go wrong all the time , so giving an exact number would be difficult . 

For this, I'd recommend being prepared with the terms you're willing to accept in such a situation and staying firm.

In total it took 8 months to complete... a simple cosmetic flip on a 1200sqr ft house in a neighborhood that wasnt asking for much.

Now you might be like Joe, know rents for a couple of neighborhoods and can quickly estimate expected cash flow from properties pretty quickly (that's what I do as well) but you still need a screening rule so you invest minimal times on properties you will never put an offer in on. 

In my shoes, it would be hard to credit a client for a decision that could have saved you $10k+ in damages, especially when it wasn't something that went to our firm (like management fees or an in-house maintenance contractor).

One thing to remember is that while BP is amazing, it is a business owned by a VC firm.

He is not trustworthy and i would stay far away from that company.Hi Kyle, is your problem with Blacktip or a specific “development firm” that’s helping you with your build/investment?  

Also watch for neighborhood HOAs some will have restrictions.
