I assume you meant, regardless whether the person named in the note actually lends their own money, it's still owed to them because the agreement is binding. 

Your best bet is to keep liquid cash and avoid PMI.

I don't recall the name of the East coast company (which used to be in partnership with Wildlands), but it's somewhere in Florida.I see that MA also has it's own TDR program.
