so I totally agree with what you have written here.. this is a scheme that only benefits the buyer.. there is no win win or even remotely close.. so again we fall back on what most real estate folks especially wholesalers their sole mission is their own profit period full stop.

It was not clear if you were thinking local to San Diego, local to CA, or OOS.So far for the city of San Diego Mission Beach has exclusions from the San Diego city STR quota.

If you're specifically wanting to focus on the Eastern Kansas side that is within the KC metro, Johnson County would be a great starting point to look into (Overland Park, Mission, Roeland Park, Olathe, Prarie Village, Leawood, Shawnee to name a few).

I'd say any national insurance company would entertain insuring thousands of properties, but forming an association for the sole purpose of buying insurance is a no-no in states so you'll need a mission, like promoting investor education or some-such.I'm sure you can get vacation package discounts, theme park and show tickets, cell phone plans.....an endless list I'm sure when you have thousands of members. :)
