Someone who is 60 and is married for 40 years, but still doesn't have a car and has to rent a low-rent unit, AND share a unit with other people (and they were the ones who got evicted, so the story goes) probably doesn't have a very good set of skills when it comes to managing money (or life, for that matter).

If you're married and have lived in your primary 2 of the last five years, you can avoid taxes on a resale up to $500k....A HELOC on your primary will carry very favorable terms...I recently got one for 97%LTV with unbeatable terms...You'll get mixed opinions here about the option to re-fi (some people are calling this BRRRR or something like that)...If you could tell a bit more about what direction you are trying to head with your investment plan I may be able to give a more informed response.

It took a problem tenant for me to give a crap about my contract I know I am only the one to blame but it would appear that B may not be applicable so if I renew on a month to month then I am married to the tenant until hell freezes over?

Unless you have a lot of other deductions to get over the standard deduction of 12k single and 24k married, then it wouldn't be worth the effort.

If I were you, I would learn all sorts of things about personal finance and real estate investing, sure, but I would spend a lot of quality time (and money) on furthering my education and having a social life that includes going out on a lot of dates.Here's my reasoning: if you look at all the millionaire households in the USA, as of 2009 95% of them are headed up by a married couple or widow/widower.
