Economic anchors are things that are not going anywhere anytime soon, like state government, major universities, major health care centers, or manufacturers that are independent of the economy like military suppliers.I understand that the closer the anchor the better, but does it have to be in the same city/zip or can it just be in same county or next town over?

This should get you off to a good start in what to look for when you are looking at key points in mobile home parks / manufactured home communities but, this is only a start!

As both @Dustin P. and @Doug McVinua have stated the communities around Chandler (Gilbert, Mesa, Queen Creek, San Tan, Tempe) are just as good from an investment perspective.There has been a lot of press concerning future job growth both in Tech and Manufacturing in the East Valley. 

Macroeconomic factors could impact Ypsi, especially since it is (I assume) heavily dependent on auto manufacturing. 

Has anyone started inserting language into their leases re: prohibition growing marijuana plants AND manufacturing dabs/wax?

 How are rehab costs calculate for mobile homes? Like a SFH? It would seem it should be lower.  

I've heard of people in IT working remotely and customer service agents; but how can someone with a background in manufacturing and an associates in admin get started?

Obviously in a perfect world it could be real estate related, however manufacturing is a good way to make a good wage and most have overtime opportunities.
