I live in Florida and willing to move to whatever city I can implement BRRRR estrategy, here in Miami doesn't seem possible.

Instead, I just plunged and bought the first property. 4 years later I have 2 LTR, 1 STR and one living flip that I'm not sure if I'll make STR, LTR or stay in it since I love the neighborhood .

Hello everyone,I live in Greensboro and I’m trying to decide what is the most financially wise course of action.

The reason these hit the market is because developers build them for a living.

I did all the labor my self aside from hiring certified electrician and plumber as per country permit regulations.I live in Alaska with my family and work in construction in general (journeyman carpenter turned commercial superintendent turned GC and now rolling steady as one man 'handyman' doing lots of finish work the last couple years).

As Josh mentioned, an LLC owned by a living trust is the typical structure that I'd recommend to most people. 

Work on the property / live in the property for at least 2 years.

Keep in mind that all this time we were living with my parents paying them rent but saving/starving to score our next deal. 

This house-hack will be a negative cash flow while I live in it, fix it up, etc. 

I also have registered my "rental company" with the state of Maryland, where we live.
