We had success in summerlin with insurance company paying .. over a 24 month period we had 3 tenants   fair market rent at the time was about 2200 or so non furnished.. we got 4100.00I did not like the turnover so I put it up as furnished rental and got 3500 and its going into its second year with a superb tenant. so seems like a happy medium for us.. 

You have to sell to realize your gains, and will lose on the transaction at this time.  

My personal opinion is that, while shifting investments into real estate may be the right move for your situation, there is likely a lot of work to be done before you get to that step to avoid a potentially costly mistake.

Hi @Eric JohnsonAs you bein your real estate investing journey I would suggest that you assemble your team of pros around you (like the avengers) AKA Your Core 41.

I have found that the profit margins are very low in this model if the house is in a C/D neighborhood because you are limited to the amount of rent you can charge for each room.

This will allow you to split test the results with the agency and also gain experience with managing a team. 

I would recommend working with a good investor agent who can help with all of this!
