The layout of the bedrooms is funky (probably is really a 2 bedroom originally) as you have to walk through one bedroom to get to another.

Working around existing stuff can be much more challenging than building from scratch where you can lay out things the way you need them.

@Dan Heuschele was spot on about rent/cost ratios Now, it isn’t the right move for every property (depending on property layout, etc) but the recent change in requirements for adding an ADU (https://www.sandiegocounty.gov/pds/zoning/formfields/PDS-611.pdf) make it a far more feasible/profitable to do so. 

I’ve been looking to move into something bigger but recently found that another unit in my building will be going up for sale, unfortunately it’s the same exact layout, however it has roof rights which would give me some private outdoor space and possibility to build up 1 day.  

You’ll find these have identical layouts, making it very easy to renovate, easy for maintenance, and the basement can become storage and laundry for extra income.

The EXACT same house layout, but upgraded exterior and interior, sold in the lot 15 ft to the North for 96k last May.

Older homes (built 1990-2005) with similar layouts are 200-250. 

The receptacle layout may be designed for intended utilization equipment or practical room use.
