For example, if the main drain has a blockage and filled with water, and someone unknowingly flushes the toilet, the positive pressure created by the flushing action had no where to go due to the blockage, in a conventional atmospheric vent the positive pressure can just be relieved, but not with an AAV.In some jurisdictions, they allow you to upsize the drain line in order to allow part of the drain to serve as a vent.Also, try to explore an option where a conventional vent can be implemented in the island, but creatively disguised as a support beam, a decorative pole or something.

The newer seismic codes are overkill, IMO, as many have been lobbied for hard by Simpson; there are many homes on the sides of hills in LA from the 60’s that have no seismic retrofitting and are still standing.Before going too far down the path of retrofitting your CMU building I would make sure that it isn’t already filled with rebar and mortar, as well as bond beams.

An attorney 2 weeks of passing the bar knows that the first thing they will laser focus on in suing you is NOT your entity structure, that means nothing, it will be the MONEY, they will follow the money and see where it goes, how it's handled, what it mingles with as this will be the first and most major item that decides what is and is not "fair play" in connecting in a suit.

I'll share another story, I had to option of taking my kitchen flooring down to the beams, replacing the subfloor(water damage/unlevel) and laying down vinyl flooring over it, or for $500 less I could pour self leveling cement and lay the vinyl over that.

In the ADU requirements, it states specifically "Basement Ceiling Heights: Accessory Dwelling Units located in finished basements or cellars must have a ceiling height of at least 6'8", except a beam, girder, duct or other obstruction may project to within 6'4" of the finished floor."

HUGE shout out the "The Girls" who do a majority of our plans for staying late and drawing up what we needed to get out permit....They Turned This...Into This...Which with the walls we wanted to take out / change turned into this...And with the requirements of the City of Sandy Springs, Atlanta...Anyone reading this should have a LOCAL structural engineer spec out the beams needed for opening up / removing walls...

I will use the ones I like on a consistent basis to get an overall picture although I realize none are laser-point accurate but they put you in the ballpark.As you do your reconnaissance (good battle word) I would recommend you add FreeCreditReport.com, Credit Sesame and Quizzle.com to your arsenal and do battle on low credit scores while keeping @Josh Autery with his great analogy in mind.
