You could make I/O payments quarterly or you could make a principal payment at any time as agreed.

That's going to pump up the return you need further than what's likely reasonable.An IO loan carries far more risk for whomever ends up holding the note, and you're going to compensate them for that.

As for the asset, unless you are on a short term cash strategy, I would hold it for as long as I could take advantage of the 5% IO loan.

There are lenders who will offer I/O on these types of assets, but the deal sizes you are looking will likely not qualify.
