This is another reason why having binding arbitration in all your contracts...it can be far less expensive and much faster to remedy a contractual dispute.

Real estate was scary at the time, the news were bad, prices were dropping and nobody knew if that would ever get better.I had a well paying corporate job at the time (which also meant international travel 2 weeks every m month), so I did not have much time and it also it took me a year to find the confidence and the money for another one.

When you're looking at new builds make sure you check to see if they have a preferred/internal lender and/or an interest rate buydown available, which can really change the terms of the deal. 3 months ago some of the new construction companies in my area were offering permanent 3.5%, 30-year interest rates and up to $80k (10%) off of list for using their lenders.
