One idea we want to test out is a room setup that can accommodate families who would need two rooms at any other hotel. 

I know I need a perk test and a survey, but the land owner would like an assessment of how much and the time frame.

Most of the time a condo/townhome won't be the right fit due to condo fees, hoa fees, etc that make it more costly for the ownership but also more management intensive.

I feel like I usually know the answer but need a sounding board like BiggerPockets to test my thoughts out!

You should have done a sensitivity test on all of the points above.  

real estate is the same you have to work under a broker ( master) for 2 to 3 years before you can sit for the Brokers test and then work for yourself.. 

I am currently considering a deal on a very small park as a way to test if MHP's are going to be for me or not.

You can build that career around your salon business if need be.I would potentially put a pause on the real estate investing, because it can be very capital intensive and I would not want you to be in a difficult situation immediately on your first investment.
