The MTR industry has bit of a pull back but if you are priced well and your tenants are not putting much out for a SD than maybe look at the property features then.

Hello @Isuf Aruci What you are describing is a what we, in the AEC/Construction industry, typically refer as a feasibility report and/or property analysis.

Use census and trend data to evaluate overall markets - population growth, age, job growth, industry diversification etc.
