I already live out in the country so cell service isn't great, but then they lost a number of cell towers and since internet was down just about everywhere, the cell towers were overloaded.

Seems that Greg's Resrents.com PM has gotten very mixed reviews on Zillow and the Internet (google) in general.

The 2- 4 unit builders are never, ever DSCR constrained, in fact I've seen some incredible DSCR numbers when pricing 2 - 4 unit refis. 

We've seen some pretty incredible deals here in multifamily, especially with cash offers. 

Depending on the amenities offered, and many HOAs in my market will also pay water bill, possible cable/internet, pools, hot tub.

The internet is both a beautiful and a terrible thing.

Do not renew their lease, and if they dont pay, serve them notice...There might be no reason for the resistance besides being incredibly difficult people who will take all your energy from you. 

Taking the small steps throughout the years has compounded to this incredible opportunity.
