Vincent Aiello I totally agree with you, in Southern California we are in an emergency drought and because of this the water bill fees are tiered based on usage.

If applied inappropriately, it will pond water and will not last 2-3 years, especially where there is snow.

We do this at the beginning and tell them it is to ensure if they leave the job in the middle or do something inappropriate that we know where they live and will have our lawyer deliver a lawsuit.  

I'm not sure how conservative or frugal you are but some of the water and electrical usage by my tenants are astounding, and I am so so glad I am not responsible for their utility bills. 

Which I'm sure will not turn out to be a valuable usage of time since I'm pretty sure every single document isn't in those boxes.

Each of my quads have "fixed" water cost, every 2 months, billing shows (and that's not the water usage line):Detroit sewage: $89.00Recycling: $16.96Detroit water: $144.64Total : $250.60Per year: $1,503.60So for 2 quads: $3,007.20.If I don't pay my water bills for a year, it will be a fixed $3,000 tax + tenants' water usage.It goes up quickly...Does that sound normal for 8 units?

Since our tenants cover electricity, the window units usage fell under their respective electric bill.  

Its been a fantastic year for us agents.
