Everything else, I'd invest in assets that have the potential to appreciate in value (can be improved, are inherently scarce, etc) or generate strong future cash flows.

I got a lien on the house they were flipping, all looked good on paper, then I found out they were using my $60K to improve their personal house!

However, profits would be bigger if there were no HOA fee and there would be more opportunity to make improvements on the property.

I wouldn’t invest too much in old technology right before demand creates improvements. 

If there is no HOA because it has been family run, it will be dicey, but generally if it is a private road, all those on the road are collectively responsible for maintenance and improvements.

We have also completed some exciting improvements including retyring a boiler for heat/cool ductless mini-splits and 9 units being electrically updates.
