@Eyong Agbortogo Estoppel agreements are used to clarify things like if the tenant has a security deposit, what they pay in rent, if they are month to month or under the impression they are on some type of annual agreement.

Overall, my plan would be to buy a Primary House hack once per year in an appreciating market, while buying 2-3 mid term rentals in more "cash flow" markets to balance out the composition of the portfolio.

If you don't do the homework, you will give them the impression you may not be up to doing the homework with real estate investing.
