New construction will not be the identical house since everything in the house would be new and the house would be built to modern building codes.

In this business no two investors can accurately compare cash flow unless they use identical systems for calculation and even then the number is only realistic in their own minds.

So this is a fraud, or am I missing something?

I know some people may try to game the system, but I have absolutely no interest in doing anything that even hints at mortgage fraud.  

New buyers who figure they can suck cash flow out of a property to live on creating a house of cards is a potential Ponzi and if unsuspecting and unsophisticated sellers are involved and a little fraud happens then where is the line?

I have not had an official appraisal but two of my neighbors sold their homes recently for 260k and our houses are identical in layout and square footage.

Two sponsors can structure their syndications with identical assets and execute the same way meaning the underlying real estate will perform the same but sponsor A uses 50% bank leverage and invests no capital into the deal whereas sponsor B uses 75% bank leverage and invests 10% of the committed capital.

For illustration purposes if there's a block of identical homes of the same vintage and one was just renovated and you intend on renovating the same vintage home to the same specs (and was of same pre-renovation condition), you can make reasonable assumptions.

However, if the FL LLC is set up with a WY LLC (or other LLC that does not disclose the identity of its member/mangers), then anonymity can be achieved.
