Im not a lawyer, Id flip that house though. maybe get the priest to come throw some holy water on it. 

If I buy a house for $400k, and the market drops and the house is now worth $300k, I am under water.

This house had 12” of water/ice in the basement... there’s a nice sump pump set up just sitting there with no power...

(Except of course for a simple permit like a water heater, where a Licensed Plumber could get one.)

We had 21 units that took water that day, and it was a rough month.

There were plenty of challenges from removing a homeless person off the property to a water pipe in the basement letting go.

It blows quickbooks out of the water with ease of use and I can do the class tracking that the basic $20 a month quickbooks was lacking.There's a phone app also, I just added it to my phone, so I'm not sure how much I will use it yet other than for reference as opposed to opening the website for details. 

The agreement stipulates:"The owners agree, that no water shall be used for commercial purpose, but only for their private domestic use including vegetable gardens and livestock maintenance."

All the water from the crown of the road floods onto my property and I was informed its illegal to discharge water onto anothers property and that the engineers could apply pressure to the city to have curb and gutter installed.

If the number are close[100k or less], do preemptive due diligence [water, sewer, stormwater, planning and zoning] if the property is considered for a new build development situation.
