Do you really believe that there is zero interest rate risk on the horizon or is it just head-in-the-sand hopeful thinking.

I've heard on a BP podcast recently and I think seen it here to keep it in safe accounts like a savings account if your time horizon is less than 24 months out.

I think it is important to know what your time horizon is. 

The same thing happened to people coming out of the Great Depression who hoarded cash their whole lives believing the next Great Depression was just beyond the horizon.

Just trying to expand my horizons.

Simple cash repayment horizon is 3.3 years, and attracting better quality tenants at the higher price point.

That said, I'm looking for opinions on what many of you think the self-storage investment climate will look like over a longer time horizon i.e. 5-10 years.

Should not change during your investment horizon, unless you picked a one trick pony town. 

There are a lot of opportunities in Georgia and it depends on what you are looking for in terms of your expectations cash-on-cash return, risk appetite, time horizon, growth etc.
