some have told me that I should pour a cup of bleach into two gallons of water and wash the whole place with this mixturesomeone else mentioned a bowl of vinegar placed in the middle of the floor.I have also tried Coffee which did help absorb a lot of the odor but there is still a lingering scent.I am frustrated because I am no expert cleaner. and I cant believe that washing the walls and doors did not solve this issue.

Another issue is zoning as a special use permit may be required, having special needs or more than 3 unrelated tenants is sometimes an issue.You may also be subject to inspections and ADA requirements, hard surface floors wider doors, etc. it's no walk in the park.After you get the permits and modify the place, you will get higher than market rents (due to mods) but you're also pretty well locked in to renting to that NP/agency, can't really take them to the cleaners as they can move on leaving you with a harder to rent dwelling too.Insurance will be more and you better keep the place up in tip top shape.

Ask your Realtor if there is any time requirement for a standard sale contract with these provisions, if not, this will be cleaner and I doubt you'd have any issue with the due on sale clause under these circumstances with a sale contract.

I don't allow tenants to use bowl cleaner that is in the tank, it breaks down rubber which leads to the leak.

It isn't "State" specific question Dan Buck, it is County by County if it is Landlord or Tenant Friendly.I commend him for rolling the dice and realizing that the Chicago Market is a solid cashflow market, but I have also seen people get taken to the cleaners because they were done in by "Professional Tenants".
