I'd say the biggest fear is softening up; not sticking to your guns when you know the right thing to do, but due to apathy, avoidance of conflict, etc not doing it.

I was becoming mildly successful again, but I was not happy with dealing with the stresses of dummy business owners and guns put in my face for having to fire their employees due to excess staffing, so I quit my business and focused on teaching what I love which is video game development at a high school and college.

I recently had some trouble renting too and I started thinking, "maybe I should just drop the fee, especially if I'll eat it later anyway", or "maybe I should drop the rent", or "maybe I should reduce the security deposit", well I was showing a 1BR and a 2BR and had nothing after a month and all of a sudden, they both popped at once.If you know you're competitive, stick to your guns.

You are elephant hunting with a BB gun, you need to get out of the jungle and learn real estate.Your questions are so vague they can't be answered without writing several books.Land is always valued with the market approach unless it yields income without improvements, then the income approach may also be considered. :)
