The property will need to have a slight rehab to get it up to STR standards, but when complete it should easily be a $200k Gross booking revenue property.

What my question is is what do motel owners do when people book more than 30 days.

Hey Mel, What you are talking about is an MTR, which BiggerPockets has a book on in the bookstore called "30 Day Stay" ;). 1. you can leave it stocked the exact same.

He is regarded as the STR expert in the area but he has used every strategy in the book, and should be able to point you in the right direction based on your goals!
