Cap rate has relationship with Fed Rate and with DSCR later on....The safe calculation would be a 200 spread, so if Fed rate is 5-ish like today then I am only considering cap rate 7 and above.

I do not trust the bond market right now with the FED buying up 1.3 billion or whatever in ETF's and the propped up equities market with their junk bonds.With the government printing, the 33% increase in savings of American's and massive drop in consumer spending I believe rents will stay consistent and rents will be paid.

Better yet, I would take advantage of the Feds incentivizing owner occupying loans by opening it up to 3 and 4-plexes, and house hack where I live, taking advantage of the low down payment and lower interest rates.
