When they list the properties, the listing description will state that they are being sold as a package.

Just narrow down your geographic "farm" and master the blocks so that as soon as something comes on the market, you know if it is a great deal, or a seller shooting for the moon.

This is really not an accurate description of DSCR Loans - these are not really originated by Banks to be held on Banks' balance sheets - they are almost always going to be from Private Lenders and sold into Non-QM Securitizations (securitized into Mortgage Bonds). 

The building is geographically limited creating a shortage. 

To fix these types of things in some geographic areas may require fixing a lot of other less important things -- know the local building inspector's expectations.

in my little bubble in the PNW I am not seeing that kind of price drop at all. where is this happening at geographically.  30 to 40% value drops.

What kind of details would I need to give as to location of where the units are to prospective buyers of the units...meaning, is the city/town and descriptive of what its near good enough?

I've too often seen an out of area investor get tied up financially with trusting a whole-salers or seller's description or promise of return / ARV.

Any fine should go to the municipality as the tenant chose to rent the unit.I suspect some subtle details are missing from the description.
