Yesterday it came out that they're now possibly proposing the site for a future casino, if the Georgia legislature approves 3 casino/gambling sites for Georgia at the next session.

But if you're going to use all cash and therefore gamble large sums of money at least promise me you won't try to juggle family, a flip, and a full time job.

No one can answer if interest rates will go up or down in the next 2 years, but if you had to gamble you'd gamble up since they're already near historical lows. 

These are people who share motivational characteristics of people ready to sell, but haven't yet done all the work they think they need to list property. 

These are people who haven't done the work to put their house on the market but share characteristics with people ready to sell.You want a list of people who aren’t in every other investor’s sites.

Just my opinion but it is safer than gambling in stocks, I call it gambling because I do not have the time nor the drive to learn anything about them.

When you start the process of thinking about your next investment, it is important to consider many characteristics and attributes you would want out of your investment partners.

Unless the deal that you are getting is worth it the gamble. 

You'd want to have someone do a btu/square feet estimate given the characteristics of your property and climate zone.I first got the idea when staying in a Marriott timeshare in Dillon, CO that was heated exclusively with electric baseboard.
