I like to outsource that to a local expert.I call/interview property mangement companies in a city that I like and ask them to refer me to a real estate broker who works with investors.

I would suggest you talk to a mortgage broker or a bank though - if those homes are zoned commercial you will probably have a hard time getting an FHA or low down Conventional mortgage.

Their exit strategy was they would act as a broker and try and sell them off as fast as possible for a profit but I believe they were overpaying for the loans.

Banks like to match short term assets with short term liabilities, and vice versa.I don't believe that DSCR loans are "expensive", but they do require a more thorough underwriting and higher amount of financial documentation other private and hard money loans.It generally helps to have a Fractional CFO or Loan Consultant (not a broker) that will work on your behalf to negotiate better DSCR terms and rates.
