I used to work up there for years as a firefighter and still sell a lot in that area. 

This is usually wrapped up in that 20% markup from a dedicated sub.

That being said, and this is not for a sourcing homes for sale, but to source accredited investors in my line of work, the average marketing agency is looking at about $30-50/accredited investor lead setting up a call. 

I ended up getting the online course and it was pretty disappointed.

Will interest rates go up or down when Freddie/Fanny are 100% privatized?   

Are there any investors looking to team up and any lenders for buy and holds and new construction?

It seems like there's a lot of opportunity right now in that SEPA and South Jersey area (I'm on Long Island but have worked with folks who operate down there), and you're setting yourself up with smart partners, so you're ahead of the pack here already.I do have a good relationship with a strong commercial brokerage firm in that area, let me know if that would be a useful connection for you.

I could come up with a down payment for an investment property in a different state easier than my home state at prices are pretty high in the 300-400 k just for townhomes.
