For me, if I wasted even half a day trying to find one rather than buying this one it just would not have made sense. 

This is a given for me.

They go to my website, fill out a form, and then we do a call to go over their specific situation.

I’ve visited every other property I’ve considered in the past, so this is uncharted territory for me, and it feels a little out of my comfort zone.I’m considering putting it under contract sight unseen to lock it up, but I don’t want to make a rookie mistake here.I'm looking for some advice here.

For me just too much work.. as I stated its a specialty niche.. plus putting the deals together can run 100 to 250k in consultant fees up front. 

For me, I care mostly about CoC (cash on cash return) and overall ROI (return on investment).

once Ive run out of blog topics, can I just rephrase old topics, also I literally just rephrase other people's blogs because I can't make my own, I just copy and paste into a website and it rephrases it for me and I copy that and add a picture and that's all I'm doing for my blogging, is it enough?

I will post the outcome, this one has been the most difficult for me so far.
