If I were your tenant you would have a fight on your hands and possibly a vacant unit out of spite.There is no reason you should not be able to find a good used one on Craig's list a couple of years old for half the price or less of new.

I'm not an expert by any means but I do manage between 500-600 apartments and I usually I don't have a lot of fight from a tenant when I deduct from their Deposit.

Investors are now stuck with a shell that is not rentable, can't be sold on the open market anywhere close to the price they bought it for, and they can't hire a US based attorney without spending at least another $10k to fight ABC.After much deliberation, ABC recently offered to buy it back for the same amount, but have not filled out the contract fully, have not presented any estimation of closing costs to the investor, and have not allowed the investor to be represented.

First of all, a buyer's agent representing you is almost always paid by the seller's side (aka free service to you), so wouldn't be a great bonus to have someone who's on your side fighting the good fight for you.
