Large multi-family, self-storage and commercial were hot, then over the past 3 years they've been getting killed. 

Fat chance, my advice was sound, when he took action based on his decisions he is responsible for the outcome. 

Hey, my wife and I own a variety of properties… warehouses, single family homes, self storage, commercial buildings, multifamily etc.My son is turning 18 in December.

Tonight is the night, after months of work with the state, county, and city we are presenting a site plan for the city's approval and zone change.Normally, I would not pursue a zone change but when I originally went to the city and proposed storage units based on its current zoning they said they wanted more houses.

My question that I would like one to consider is this: Should I target a property that slightly cash flows with a 30 year fixed, or buy a home with a better rate 15 year fixed and target fast accumulating equity and a big fat cash flow egg that will be gifted to me in 15 years?

We do self storage, flex building, country subdivisions in Iowa and Teak plantations in Belize.  

You will find that there is plenty of fat.
